| metadata.dc.description.resumo: | Os vazios urbanos podem ser entendidos como, qualquer área privada ou de domínio público que esteja desocupada ou subocupada e inserida no perímetro urbano da cidade. Nesta pesquisa estudamos somente os vazios urbanos (espaços não ocupados) da categoria ―áreas não construídas‖, no recorte espacial feito na região sul de Araguaína. A análise foi feita mediante a observação da retenção dos vazios urbanos, nos últimos 10 anos, no processo de expansão urbana da região. Para tal, a utilização de Geotecnologias foi fundamental, como, por exemplo, a utilização dos softwares QGIS e Google Earth que possibilitaram tanto a observação das áreas extremamente atingidas pelos vazios, quanto o mapeamento desses espaços. Através das categorias paisagem e lugar foi possível demonstrar que os vazios urbanos são meios de negócios lucrativos que negam a função social da propriedade, restringindo a muitos sujeitos o acesso à habitação social. O objetivo da pesquisa foi compreender o processo de formação dos vazios urbanos como negócio na zona sul e sudeste de Araguaína-TO, apontando a importância do planejamento e gestão urbana. Para tanto, buscamos entender a importância do planejamento e gestão das cidades, assim como os desafios e as possibilidades de enfrentamento dos vazios urbanos, identificando os vazios urbanos da zona sul e sudeste de Araguaína-TO e sua expansão nos últimos 10 anos. Os procedimentos metodológicos partiram da revisão bibliográfica e da identificação dos principais vazios urbanos na área de estudo através da plataforma Google Earth e de visitas de campo, além de registros fotográficos dos vazios nas diferentes escalas do recorte espacial. Simultaneamente, foi aplicado um questionário online com 25 moradores dos setores da área de estudo, bem como o levantamento do preço dos lotes. Ao final ocorreu a construção de mapas e a organização dos dados em quadros, tabelas e gráficos. Os resultados da pesquisa demonstraram que nos vazios urbanos dessa região prevalece a questão da especulação imobiliária, sobretudo nos loteamentos Lago Sul, Cidade Nova e Nova Araguaína, revelando que a cidade está colonizada pelos interesses de agentes imobiliários, empreiteiras e mercadores da insegurança urbana os quais cada um, a seu modo, lucram com os vazios. | Abstract: | Urban voids can be understood as any private or public area that is unoccupied or underoccupied and inserted in the urban perimeter of the city. In this research, we only studied the urban voids (unoccupied spaces) of the ―unbuilt areas‖ category, in the spatial cut made in the southern region of Araguaína. The analysis was made by observing the retention of urban voids, in the last 10 years, in the process of urban expansion in the region. To this end, the use of Geotechnologies was fundamental, such as, for example, the use of QGIS and Google Earth software, which allowed both the observation of areas extremely affected by the voids, and the mapping of these spaces. Through the landscape and place categories, it was possible to demonstrate that urban voids are profitable business means that deny the social function of property, restricting access to social housing for many subjects. The objective of the research was to understand the process of formation of urban voids as a business in the south and southeast of Araguaína-TO, pointing out the importance of urban planning and management. Therefore, we seek to understand the importance of planning and management of cities, as well as the challenges and possibilities of facing urban voids, identifying the urban voids in the south and southeast of Araguaína-TO and their expansion in the last 10 years. The methodological procedures started from the bibliographic review and the identification of the main urban voids in the study area through the Google Earth platform and field visits, in addition to photographic records of the voids at different scales of the spatial clipping. Simultaneously, an online questionnaire was applied to 25 residents of the sectors of the study area, as well as the survey of the price of the lots. At the end, the construction of maps and the organization of data in tables, tables and graphs took place. The research results showed that in the urban voids of this region, the issue of real estate speculation prevails, especially in the Lago Sul, Cidade Nova and Nova Araguaína subdivisions, revealing that the city is colonized by the interests of real estate agents, contractors and urban insecurity merchants which each, in its own way, profit from the voids.
